Yeah, I'm familiar with where you are (or I was). When I thought about transferring to UCLA back in the day, my aunt lived near there, so I'd have had an easy commute without needing a dorm or apartment.

I guess I have been a little fired up lately. I try to just come here for shits & giggles (since nothing we say matters anyway). But watching the leftwing and the rightwing politicians compete over which one can come up with the most dumb shit in a 24 hour period kind of grinds me sometimes. Don't get me started on the direction of society (off a cliff) or the PC slop that Hollyweird serves to the masses these days.

Appreciation in your area is likely still way above the national average. So hang in there as long as you can stand it and you're OK with where you are. I'm not really up on the differences in property and income taxes between Cali and Texas.

Yep, had a pretty good Independence Day. Watched some OK fireworks. Ate some decent burgers. Didn't get any speeding tickets or get caught up in any road rage incidents. These days, I'll settle for bad things not happening more than good things happening.

My properties are under something called Proposition 13 which was passed way back in the 1970s. The benefits of low property taxes were transferred to me after I inherited the properties. My property taxes for my residence are more than 50% less than my next door neighbor's who bought their home in the early 2000s. My wife also brings in a nice paycheck with benefits and retirement stuffs from her job. My Dutch lady accountant in Brentwood gave her blessing to our marriage. I just need to keep my bank account healthy enough that I'm never forced to do anything against my financial interests. I spoke to a smart lady at a BBQ yesterday who is a successful real estate broker, investor, and also did accounting worK. She made sure I don't sell and encouraged me to buy more. As a landlord I'm temperamental and untrusting enough about tenants and want to deal with as few people as possible.

I've examined the pros and cons about leaving. I would love to sell my two properties and move to Austin. The problem with Texas is the property taxes. Los Angeles has a huge housing shortage and my properties including the land they are sitting on are both consistently appreciating in value. It would not be smart to sell now. When inner happiness becomes more important than money then maybe then I will make my move. I will still have to find some sort of capital gains tax strategy. Los Angeles as a whole is a shithole but I live in Westwood which is a nice neighborhood. I stay pretty much on the Westside and spend my money here.

As far as politics, Los Angeles and California are ruled by one political party with no balance. Things get further and further left by the day with no significant pushback. Garcetti has nothing to worry about as far as being recalled. Gavin Newsom is a cocky douchebag that seems to enjoy taunting people who don't share his political philosophy. I'll deal with those two along with the city councilmen the best I can. Getting mad and being impulsive would be a loser strategy for me.

As for you, Rey, your posts have been on fire especially of late. Thanks for your well thought-out and even-tempered educated content on this forum. I admit I learn from you. Hope you had a great 4th of July and enjoy the heck out of your weekend.

Terrific news! The roads and sidewalks should be fixed any day now and Mayor Garcetti and Governor Newsom can stop shaking a tin cup at us asking for money that they don't need. We can also do away with the additional 12 cent gas tax as high gas prices affect the poor more than they do me and make everything more expensive including groceries.

CA sees its surplus evaporate. Good thing the US Treasury didn't need to worry about that problem. This fiscal year's deficit (through 10 months) is $1.9T more than last year. Sounds like the Treasury needs to 'shake the tin cup'.
