Keep hoping. There's a reason why people want to go to L.A despite the high taxes and the overall shitiness. It's Because it's fucking L.A. It's ocean. It's beaches. It's nice weather. It's beautiful people. It's glamour. That's never going to change.

You got a point there. Seems like every day people sneak in, squat, and pinch a loaf off on the sidewalk. It's quantity over quality as many of the money people with options who aren't here because they have to be are considering other options looking for better schools for their kids, cleaner neighborhoods to live in, and less parasites looking for a host to feed off of. You have to live here on a day to day basis to get a proper perspective. I'm a native Angeleno and have native instincts so I'm good at dodging a brown torpedo launched by a hobo while others excel at dodging bullets fired by human garbage.

Don't quote me on this, but I'm fairly certain that your cost basis (for tax purposes) will be based on the fair market value of the primary residence property at the time that you inherited it (plus or minus a few months, since real estate can't be valued as quickly or precisely as a stock or bond). In other words, if your family member paid $100K for it in 1970 and it's now worth $1 million, you'd only have to look at what it was worth when you inherited it (let's say $500K when they died in 2010). In that example, since you're married and assuming you lived there for two out of the past five years and you file jointly, you wouldn't owe any capital gains tax, since a married couple filing jointly has a $500K exclusion. But yeah, definitely check with a CPA. Some things have changed over the past couple of years.

My parents bought the residential house in 1966 for $45,000. My grandparents bought the income property sometime in the 1950s. Not sure what they paid. The value and combined value of both has luckily appreciated over the years. I guess if my back is against the wall with the IRS lying about 4,000,000 would be more believable than 6. The taxman never forgets so I may need all the sympathy I can get before grabbing someone else's property.

You think that people are utterly naive and dumb to live in L.A and most especially in a state where Diane Feinstein, Maxine the low iq old trash bitch Waters as well Kamala Harris reside? Unless, the people who want to move there are for gun grabbing laws, sanctuary cities and ghettos filled with beyond than low life thugs , then it is understandable. See how many homeless peopole are living in CA? From the late 80's till mid 90's , it was the state where there was the highest number of drive by shootings between gangs, even though those have decreased, there are still the horrible districts of the Watts and Compton. California is lucky to have the IT giants in the silicon valley because without them, it would be nothing.

I remember you mentioning having family up around Dallas. I read a lot of people are moving to Arlington where the Texas Rangers play baseball. I thought Plano was pretty nice too. How long has been since you've been to Texas? I hadn't been back to Austin for 20 years and I barely could find the house I lived in. All the new freeways confused me to the point I had no sense of direction. I'd just need to get used to it. Those new freeways are very well put together. Most all of my favorite eating spots are still there and there are good gyms to train at.

The last time I went visiting my cousins in Dallas was in july 1999, so 20 long years have passed and that I haven't been back. But one of my cousins told me about his business by phone trip in 2000, he literally hated California. A lot of things have changed in Texas as my cousin confirmed me that as well three years ago, but the better and well maintained infrastructure is a plus. You also have a lot of good restaurants, watch shops, gun shops, great parks and vintage cars dealers. I really loved the Dallas Hooters Restaurant not only because of food but because of the outstandingly gorgeous waitresses :boobies:

Yes apparently they are. Approximately 4 million people are naive and dumb to live in the country's second largest city. There's a reason why L.A is the second largest city. Apparently they're doing something right.

Georges, down here plastic straws are practically considered contraband. If republican and conservative governing works, why are the poorest states all solid red and the richest states solid blue? 4 blue states fund more than 25 states with their tax dollars. And why has every republican president since Teddy Roosevelt taken the US into recession? Some, like Reagan, Nixon and GW Bush 2 recessions during presidency? If it works so well, then please enlighten with some examples.

There was a time (in my youth) when L.A. was attractive to me. I lived there for about six months in my 20s and planned on transferring to UCLA. But even in the 80s (way before the situation was nearly as bad as it is now), the tanned bodies, sunshine and pretty cars weren't enough to make me want to stay... so I came back home. I go out to visit family every now and again. But there's no tear in my eye when I get on the plane to leave. The superficiality of the place and keeping up with the Joneses way of life wears off after awhile. Combine that with the crime, traffic, high cost of living and all assorted dumb shit that goes on now, and you have more people leaving than coming in.

I've re-read the OP twice now. Your counter argument has no relation to what he said in the OP. He didn't mention anything about Republican vs. Democrat administrations at the federal level. And the title of the thread is "If Immigration Creates Wealth, Why Is California America's Poverty Capital?". With all due respect, your counter argument speaks to domestic macro economics, says nothing about immigration and doesn't address the situation in California at all.

Not trying to pick a fight with you, but it is what it is. :hatsoff:

I feel for ya, Dino. As a young man, L.A. is the place that I wanted to be. But after my last two visits, you couldn't pay me to live there. In fact, I have family reasons to be there next week. I've examined the pros and cons about leaving. I would love to sell my two properties and move to Austin. The problem with Texas is the property taxes. Los Angeles has a huge housing shortage and my properties including the land they are sitting on are both consistently appreciating in value. It would not be smart to sell now. When inner happiness becomes more important than money then maybe then I will make my move. I will still have to find some sort of capital gains tax strategy. Los Angeles as a whole is a shithole but I live in Westwood which is a nice neighborhood. I stay pretty much on the Westside and spend my money here.

As far as politics, Los Angeles and California are ruled by one political party with no balance. Things get further and further left by the day with no significant pushback. Garcetti has nothing to worry about as far as being recalled. Gavin Newsom is a cocky douchebag that seems to enjoy taunting people who don't share his political philosophy. I'll deal with those two along with the city councilmen the best I can. Getting mad and being impulsive would be a loser strategy for me.

As for you, Rey, your posts have been on fire especially of late. Thanks for your well thought-out and even-tempered educated content on this forum. I admit I learn from you. Hope you had a great 4th of July and enjoy the heck out of your weekend.

Yeah, I'm familiar with where you are (or I was). When I thought about transferring to UCLA back in the day, my aunt lived near there, so I'd have had an easy commute without needing a dorm or apartment.

I guess I have been a little fired up lately. I try to just come here for shits & giggles (since nothing we say matters anyway). But watching the leftwing and the rightwing politicians compete over which one can come up with the most dumb shit in a 24 hour period kind of grinds me sometimes. Don't get me started on the direction of society (off a cliff) or the PC slop that Hollyweird serves to the masses these days.

Appreciation in your area is likely still way above the national average. So hang in there as long as you can stand it and you're OK with where you are. I'm not really up on the differences in property and income taxes between Cali and Texas.

Yep, had a pretty good Independence Day. Watched some OK fireworks. Ate some decent burgers. Didn't get any speeding tickets or get caught up in any road rage incidents. These days, I'll settle for bad things not happening more than good things happening.
