Probably too basic, but it what I followed...

Get a good Engineer to ensure the house is in good shape.
Keep the mortgage as low as possible.
Make sure you have some cash reserves.
Get a fireplace. A man needs a fireplace.

Not sure about the financials of it. I heard that there were signs of it bottoming out, but I'll trust your judgement.

You found a place or still looking? We've been looking for a house for about 3 years and it can be very tricky, estate agents often hinder things so stick to your budget and don't let them push you higher, make sure you get the correct surveys done, homebuyers for a normal (less than 150 years old) house and building survey for older properties.
